Agreement Terminology and Definition
Any person who browse/visit our website and/or applications is our user. We define them with special terminology as mentioned below. The terms 'User' and 'Customer' would include both the Subscriber/Advertiser(s) and Browser/Visitor(s) The terms Subscriber/Advertiser refer to any person(an individual or a legal entity), who has subscribed to the services of justlead.in(whether on a paid or free basis). The terms Browser/Visitor will mean and include a person who utilizes any of the Services offered by justlead.in, without the need or a requirement to create an account i.e. visits non-restricted portions of justlead.in. The terms Customers/Real Estate Professionals will mean and include Developers, REA(Real Estate Agent), Owner(Landlord), housing loan providers, interior designers and other service providers related to real estate profession. These professionals/customers are our users who have got credential or created accounts(free or paid) and completed KYC with us to avail our services. The term 'Service(s)' would mean to include the interactive online information service or property portal hosted by justlead.in on the internet through which the user may browse the information served by justlead.in in the database maintained by it. The terms would also include to mean the search function 'which is performing with a selection or advanced filter matching their search criteria with shortlist function' on website home page or listing page through the collected/uploaded database and information by advertiser(s). The term would also include services by showcase or visibility posted by customers/professionals for advertisements such as listings, business page and banners. Advertises/Users post their properties or ad on justlead.in through their login credential. The term Service does not extend to 'Just Lead' acting as an agent either express or implied on behalf of any User/Customer and is merely acting as a medium of information exchange. The term RERDA shall mean and include the Real Estate (Regulation and Development) Act, 2016 (http://mhupa.gov.in/User_Panel/UserView.aspx?TypeID=1535) as amended read with any rules or regulations that might be framed thereunder. The term LMA shall mean and include the Legal Metrology Act, 2009 (https://consumeraffairs.nic.in/acts-and-rules/legal-metrology/the-legal-metrology-act-2009) as amended read with any rules or regulations that might be framed thereunder.
Database/Information Collection Or Listing/Banner - Submission By the User(s)/Advertisor(s)/Customer(s)
A User/ Advertiser/Customer who have completed their KYC and got credential on our website with legal registration with RERA as per government guidelines submit any property descriptions, photographs, price list, site plan, floor plan, location plan, present status, possession status, title of property, ownership type, locality, contact or other information contained in each property's data to justlead.in. User should have received all necessary rights and authorizations from the owner/builder/authority of such property or the power-of-attorney holder, including from the photographer and/or copyright owner of any photographs, to publish and advertise the said Property(s) on the User's website or on justlead.in as listing/banner/display Ad. Similarly, justlead.in doesn’t take any guarantee, ownership and/or involvement, directly or indirectly towards any user/visitor whatsoever, with respect to banners showcased on its website by its customers, which are strictly in the nature of sale of advertising/listing/banners/display Ad by justlead.in & it has not performed any independent verification on the authenticity or compliance requirements, as may have been required under any law for the time being in force, of such images/ banners/ listings or other types of Ad or campaign. In case a User is covered under the RERDA, it shall have to ensure adherence of all compliance necessary and shall have to share RERA registration number with justlead.in. To advertise any property, the User shall disclose all Property information as required by LMA and in respect of their registrations under RERDA and all such property(s) submitted including the present status and nature of such property and shall also disclose whether the property is free from all encumbrances or not. To verify or furnish brief background of listed property information, justlead.in may also require the user to produce supporting documents as may be specified by it from time to time. If user uploaded the wrong information of the property like present status, possession status, or site/floor plan etc, then the user will be responsible for it. Justlead.in remove properties that are alleged to have been submitted in violation of the provision. In addition, justlead.in may require more documents of compliance with the provision from user(s) who are alleged to have submitted properties or other data in violation of these terms and conditions. Justlead.in terminates/blacklists the running service of any user who intentionally violates these terms and conditions. A blacklisted user will not be able to access, search, shortlist, display, download, email alert and any type of property ad. A User who is using search function 'which is performing with a selection or advanced filter matching their search criteria with shortlist function' on website home page, quick search or listing page through the collected/uploaded information by advertiser(s) if that user visit, shortlist or browse our website/application then justlead.in track their device location through IP address or use AI technology like session, pressitent and third party cookies or other third party analytics services etc to enhance their browsing experience which includes things like User search preferences, interaction with ads on our Website and Application. Justlead.in collect their(user) contact information (or requirement) like name, Email Address, Contact Number, Budget, Priority and Specific Message respectively contact(information) forms. Justlead.in use and share Contact Details(of any user(s) which they share by their own) with respective advertiser(s). By sharing contact details(contact number /email), user(s) allow us/advertiser(s) to contact them for specific/respective(s) property(s) not limited to DND restrictions.
Database/Information : How we use and share ? - Submission By the User(s)/Advertiser(s)/Customer(s)
As user(s) browse, visit, subscribe our website, justlead.in collect various information through above defined tools, third party tools, location navigator and query form(s). These information mean and includes: "Personal Information" which includes name, email, contact number, gender, age. "Sensitive(private) Information" which includes their financial details/(information), their password and biometric information, working organization, current salary/income, current loan details etc. "Device Information" which includes our website logs or shortlisted details, their IP details, device type and/or name, their location and device local case on their browser. Justlead.in collect and use this information to enable user(s) to log in to their account on justlead.in, and/or resolve their service related issue, if any, and keep them informed about our new services or ads. If user(s) do not want us to share their contact details with other companies or organizations, they can inform us by emailing at email@example.com or call our call centre number mentioned in "contact us" section. If user(s) subscribe our newsletter to receive new property updates or real estate news or trending advertisement on our website then we will track user’s behaviour or display customized ads to the user. User may be able to view suggestions by us pertaining to marketing, branding or promotional campaigns. If user(s) set notification or specific property alert on our website's hanging bell icon then we will share specific details on their mail id, and SMS on registered mobile number. For example: If user(s) browse our website and application, we calculate their locations through IP address tracking to showcase property(Advertisement) accordingly. If user(s) browse our website and application, we use session and pressitent cookies in user's device which helps to remember their website logs or shortlisted property(Ad) details or password. If user(s) browse our website and application, we use third party cookies for the purpose of Artificial intelligence which helps to showcase property(Ad) as per their interest or recent search on their device. If user(s) browse our website and application, we have multiple query forms to collect their information manually which helps them to know more details about specific/respective(s) property(s).
How we share information with Advertiser(s):
On our website and application, user can schedule call back at respective time slot. Respective real estate professional(s) will contact the user accordingly. In order to start conversation between user and respective Real estate professional(s), we share/exchange contact details between user and respective real estate professional. In order to verify and offer more customize service or support, we can also contact the user at scheduled time. We follow all information technology guideline/act/rules prescribed by Government of India time to time. On our website and application, user(s) can submit their information/requirement on "Contact Builder/Agent" query form. Shared information/requirement will be exchanged between user and advertiser automatically via email and/or SMS. In order to verify and offer more customize service or support, we can also contact the user. On our website and application, user(s) can submit their information/requirement on "Enquire Now" query form with call time scheduling. Shared information/requirement will be exchanged between user and advertiser automatically via email and/or SMS. Justlead.in will share shortlisted property details on your email also. In order to verify and offer more customize service or support, we can also contact the user. On our website and application, user(s) can submit their information/requirement on "Call Back" query form. Shared information/requirement will be exchanged between user and advertiser automatically via email and/or SMS. In order to verify and offer more customize service or support, we can also contact the user. On our website and application, user(s) can submit their information/requirement on "Home Loan" query form. Shared information/requirement will be exchanged between user and Home Loan Professional/advertiser automatically via email and/or SMS. In order to verify and offer more customize service or support, we can also contact the user Justlead.in ensure that user's contact details will be shared only with professionals as per their interest only. We will not share user's contact details with any irrelevance party.
INTELLECTUAL PROPERTY RIGHTS:
In our services, we are using software(Website), Mobile Application and (its) content, that are the properties of the company, its user(s) and its supplier/designer/developer strictly follow copyright laws. Justlead.in offered three types of account for advertisers which are Owner, Builder and Agent. Justlead.in assign two different type of credential for one user, one is for listing and advertising purpose and another is for response/lead management purpose. User may be required to register with the Site. User agree to keep their password confidential and will be responsible for all use of their account and password. We reserve the right to remove, reclaim, or change a username user select if we determine, in our sole discretion, that such username is inappropriate, obscene, or otherwise objectionable.
For paid services, Justlead.in offer services on 100% advance payment basis. Justlead.in accept payment only through Cheque and online payment. Any payment made for any specific service will not be adjusted to any other service. Any payment made for any service of justlead.in or any package subscribed by the user is not refundable and paid amount shall stand appropriated.Justlead.in gives no guarantees of server uptime or applications working properly. Justlead.in reserves its right to amend/alter/modify or change all or any part of terms and conditions of agreement at any time without any prior notice. Justlead.in is only a platform to exchange real estate related information and gives no guarantee of sell and rent of property of advertiser. Justlead.in do not generate Tax invoice without receiving the payment, Tax invoice will be generated only after receiving the payment and verifying the account. However, Justlead.in can provide estimate/proforma invoice for reference, if needed/demanded.
Indemnification and Limitation of Liability

Without restricting any other remedies, justlead.in may terminate any user(s) account if (a) the user(s) identified or suspected to have engaged in fraudulent activity in connection with the use of our Services, (b) we are of the opinion that the user(s) infringed these Terms and condition or other reasons as deemed fit by justlead.in with or without assigning any grounds / proof.
Arbitration and Grievance Redressal
In case of any dispute arises between a user(s) and justlead.in arising out of use of the Website and application or thereafter, in connection with the validity, implementation, interpretation or alleged breach of any provision of these terms and conditions, the dispute shall be referred to a sole Arbitrator who shall be an independent and neutral third party identified by justlead.in. Decision of the Arbitrator shall be final and binding on both the parties to the dispute. The place of arbitration shall be Ghaziabad, Uttar Pradesh. The Arbitration & Conciliation Act, 1996, shall govern the arbitration proceedings. Any complaints, abuse or concerns with regard to content and or comment or breach of these terms shall be immediately informed to the Grievance Officer through email on firstname.lastname@example.org. Any grievance so received by the Company shall be resolved within the best possible time.
Courts at Ghaziabad, UP, India alone shall have the exclusive jurisdiction in all matters relating to Justlead.in and these terms and conditions, irrespective of the territory and jurisdiction of User's access to Justlead.in.
